Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

No fee, no obligation, nothing to cancel.

Architectural asphalt shingle$13,000 – $27,500About $650 – $975 a square. Rated life 25 to 30 years.
3-tab asphalt shingle$11,000 – $19,500About $550 – $700 a square. Rated life 15 to 20 years.
Impact-rated asphalt shingle$17,000 – $39,000About $850 – $1,400 a square. Rated life 25 to 35 years.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Fountain Valley is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

Installed ranges for a 24-square roof in Fountain Valley, CA. One square = 100 square feet.
CoveringPer squareTypical whole roofExpected life
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$650 – $975$13,000 – $27,50025 to 30 years
3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it.$550 – $700$11,000 – $19,50015 to 20 years
Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor.$850 – $1,400$17,000 – $39,00025 to 35 years
Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch.$1,300 – $2,100$26,000 – $59,00040 to 60 years
Standing-seam metalThe long game. Costs double up front and outlives two shingle roofs.$1,500 – $2,600$30,000 – $73,00040 to 70 years

What moves the price

  • Warranty tier, which is really a question about who honours it in fifteen years
  • Permit and inspection fees, which vary more between towns than people expect
  • Where you land in the season; crews discount when the phone is quiet
  • Whether the fasteners and flashing are specified for coastal exposure
  • Ventilation work, if the old roof was cooking itself from underneath

Locally

Salt carries further inland than people assume. It shows up first as rust tracks on the vents and staining below the valley metal.

Use these as a sanity check rather than a quote. If every number you are shown sits well outside this range in either direction, that is worth asking about.

These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Fountain Valley is built. No contractor is bound by them.

Questions about price

Why does ventilation keep coming up?

It is the most under-sold part of a roof. Trapped heat and moisture shorten shingle life, warp decking, and in cold weather it is what turns snow into an ice dam.

Is moss on the roof a problem?

Yes, eventually. Moss holds water against the shingle and lifts the edges as it thickens. Zinc or copper strip at the ridge suppresses it. Pressure washing an asphalt roof strips the granules and does more harm than the moss did.

What if the decking is rotten underneath?

Some of it usually is. The important thing is that the price per sheet is agreed in writing before the tear-off, so the conversation on day two is about quantity rather than rate.

What is it going to cost?

It is free, and nothing obliges you to hire anyone.
